Emergency Call Reviews

The average lifespan of a garage door is anywhere from 15-30 years – quite a long lifespan, right? So what determines the difference between a door that lasts fifteen years, and one that makes it all the way to thirty? The answer is very straightforward – right maintenance. At BWI Garage Doors, we emphasize the value of right overhead door care because garage doors are a big investment.

Keen to know how to increase the lifespan of your garage door? Let us guide you through:

Maintain the weatherstripping:

The weatherstripping of your garage door is placed around the edges of the door and it works to prevent debris and moisture from getting into your garage while the door is closed. Usually, weatherstripping is comprised of rubber, vinyl, or PVC, which means it’ll gradually weaken over time.

To prolong the lifespan of the weatherstripping you must make sure the material stays clean & properly lubricated. To do this, make a visual inspection of the weatherstripping and get rid of debris using a damp, clean fabric. You can also use an all-purpose cleaner to get rid of heavy buildup.

Service the hardware:

Just as you need to maintain the moving parts of your car to support its longevity, you need to maintain the working components of your overhead door, as well. Rollers, springs, hinges, and tracks all need regular cleaning & lubrication to work optimally. Here is what you want to do:

  • Hinges: Use a damp cloth to clean the hinges. After they have dried out completely, put on a thin layer of lubricant to each hinge & door joint.
  • Springs: Gently take off any dirt or debris from the garage door’s springs. Apply a little amount of lubricant to each of the springs. Use a lint-free cloth to wipe away excessive lubricant.
  • Tracks & rollers: Use a damp cloth to clean the door’s tracks & rollers. After getting rid of all dirt, apply a small amount of lubricant and wipe away any excess using a lint-free rag.

Check door balance:

An unbalanced overhead door usually closes more quickly than it should, which poses a huge safety risk to you & your household. Faster operating speed can also put excess strain on different mechanical parts of the door, making them wear out untimely. To steer clear of a safety hazard and prolong your door’s life, you must test its balance at least once per year.
